Traditionally Rural & Lifestyle properties take longer to Sell ... or do they?
 

Is that really the case? ....it is certainly a conversation you hear a lot when speaking with local land owners. It is often expected it to take up to 6-12 months to sell.  Some properties take over 2 years to sell.

 

Does it have to take that long? ... The short answer is NO; it doesn’t have to take that long.

We ask you to challenge traditional thinking.  When a rural property sells after months and months on the market - ask this question - "What happened in the 9th month that meant it sold, that didnt happen in the 1st month?" The reason it generally takes so long is because the agents often take a traditional “wait and see” approach which invlolves 'low' impact in the market and this then creates very low buyer interest in the property.

 

Having 20 years of real estate experience, we discovered years ago that you must stimulate the market to attract the buyers. We have designed a refreshing approach that generates results over and over again.  We know how to get the buyers primed to make an offer, and create competition between the buyers…and how to do this in 6 weeks!

 

Rural property is a specialized area and many local ‘residential’ real estate agents don’t understand the mechanics of living on acreage.  Buyers who are looking at their first foray into a rural lifestyle have lots of concerns and undergo a steep learning curve.  The feedback we receive from a lot of buyers is that it is comforting to speak to an agent who understands the detailed information they need, and can provide the answers during what can be a stressful time.

 

We live in Henley Brook and have been involved with horses all our lives.  We have 5 acres & 10 horses ourselves and understand things like – the cost of fence repairs, building post & rail, sighter wire, electric fences, pasture management, pressure pumps, rain water tanks, septic systems, bore water licences, submersible pumps, arena surfaces, stables, tack rooms, WIWO etc.

 

This doesn’t mean that we only sell horse properties, however it gives me a very good understanding as to the elements you deal with on all types of acreage.
